Guest Policy

Nest Curator  members may invite overnight guests under the conditions outlined below. All overnight stays require advance approval, and guests must comply with Nest Curator Living’s house rules and community standards.

First-Time Guest

Use this form the first time a particular guest is registered:

Use this form to request another stay for a guest who has already been registered:

Important: Registering a guest does not automatically approve a stay. You must receive confirmation from Nest Curator Living before the guest arrives.


Approval Requirements

Guest requests must be submitted at least one business day before the requested stay.

Requests submitted after 4:00 PM will be reviewed on the following business day.

Guest approval may depend on:

  • The member’s account being current
  • Property conditions and availability
  • The frequency or duration of prior stays
  • Safety and community considerations
  • The member’s compliance with Nest Curator Living policies

Submitting a request does not guarantee approval.


Guest-Night Limits and Fees

Each member may receive:

  • Five guest nights per calendar month at no charge
  • Additional approved nights for $25 per night
  • Up to three consecutive nights, unless special approval is provided

Any applicable guest-night fees must be paid before the stay.

Unapproved Guest Fee

An overnight guest who has not received approval will be charged at:

$50 Per Night

This fee applies even when the individual was previously registered or included on a guest list. Every overnight stay requires separate approval.


Guest Identification and Screening

All guests are subject to identity verification.

Nest Curator Living may:

  • Request additional identifying information
  • Require additional screening for repeated or extended stays
  • Approve or deny a guest request
  • Withdraw approval when safety, operational, or community concerns arise

Guests May Not Establish Residency

Guest stays must remain temporary. Guests may not:

  • Receive mail at the property
  • Establish the property as their residence
  • Store belongings beyond what is reasonably needed for a temporary visit
  • Use on-site laundry facilities
  • Stay in a repeated or continuous manner that resembles residency or occupancy

Nest Curator Living determines whether the frequency or nature of a guest’s presence exceeds permitted temporary use.


Member Responsibility

Members are responsible for their guests at all times, including:

  • Guest behavior
  • Compliance with house rules
  • Cleanliness of shared spaces
  • Noise and disturbances
  • Property damage
  • Fees or violations caused by the guest

A violation committed by a guest will be treated as a violation committed by the member.


Guest Conduct

Guests must follow all Nest Curator Living rules and policies, including those concerning:

  • Cleanliness
  • Noise and quiet hours
  • Respect for members and staff
  • Use of shared spaces
  • Safety and security
  • Smoking and prohibited activities

Guests who do not comply may be required to leave the property immediately.


Suspension or Removal of Guest Privileges

Nest Curator Living may:

  • Deny or revoke guest approval
  • Require a guest to leave the property
  • Restrict or suspend a member’s guest privileges
  • Refuse guest stays when a member has a past-due balance
  • Take immediate action when safety, disruption, or noncompliance is involved

Prior notice may not be provided when immediate action is reasonably necessary.


Policy Violations

Violations may result in:

  • Guest fees or other applicable charges
  • Point deductions under the Nester Scorecard
  • Immediate removal of the guest
  • Suspension or restriction of guest privileges
  • Additional corrective action
  • Termination of membership or the Occupancy License

Governing Agreements

This Guest Policy supplements the Nest Curator Living:

  • Membership Agreement
  • Occupancy License
  • Scorecard Protocol and Violation Policy
  • House rules and other applicable policies

When a conflict exists, the Membership Agreement and Occupancy License will control.

Nest Curator Living reserves the right to interpret, administer, and enforce this policy based on the circumstances of each request or violation.
